The lease premises are located in eastern Washington County, Indiana, along Indiana Highway 39, consisting of approximately 23 tillable acres available for agricultural use. The Lease term shall be five (5) years, commencing on March 1, 2026. The property is divided into four (4) fields, each with a dedicated access lane to allow safe ingress and egress of farm equipment. Most access lanes are in good condition; however, a few areas will require maintenance during the first year of the lease. With an average NCCPI rating of 71.8, the soils are well-suited for row-crop production and are expected to provide consistent yields of both corn and soybeans under proper management. No hunting, fishing, or other recreational rights are included in this lease. The Lessee (farmer) shall be responsible for the upkeep and routine maintenance of all fields and access lanes, including bush-hogging, removal of fallen trees or debris, and keeping access routes passable at their own expense.
