The Hillsdale 31 is a 31 acre property located in Vermillion County just north of Hillsdlae, IN 47854. This property has everything you could want in a property- a place to build that dream home or weekend cabin. Multiple building sites are available on the former tillable acres. These 6 acres sit on the east side of the property and have access to city water, power, and natural gas. The east side of the property has 400 feet of road frontage on South County Road 360 East, which is paved. The remaining 25 acres of this property is wooded with multiple ravines, hill top flats and a small pond. The sign of whitetail deer activity can be seen all across the property. Well worn trails show the preferred travel paths from seasons past. The bucks sign is also evident by the many trees that have been rubbed. Two shed antlers were found during our initial visit. The ridge tops have plenty of nice trees for the resident turkeys to roost in. These same ridge tops had plenty of turkey sign in the form of turkey scratches. The small pond on the property needs some work to fix the current overflow; this improvement will increase the depth and size of the current pond. The 4 pairs of wood ducks are quite happy with the pond as it is. The pond also provides fresh water for all sorts of small game to drink. The tillable ground north and south of the property offers plenty of food during the summer months. Some well placed food plots in the former tillable ground could provide some great late season feeding opportunities, giving the wildlife no reason to go anywhere else.
